P\u0159ed n\u011bkolik lety \u010cNB sn\u00ed\u017eila \u00farokov\u00e9 sazby na minimum, ale zp\u0159\u00edsnila pravidla pro poskytov\u00e1n\u00ed hypot\u00e9k. Mohli jsme si tak dop\u0159\u00e1t bydlen\u00ed za pom\u011brn\u011b rozumnou cenu a dostupn\u00e9 i pro v\u011bt\u0161inou st\u0159edn\u00ed t\u0159\u00eddy.Banky poskytovaly hypote\u010dn\u00ed \u00fav\u011bry se sazbami okolo 1,5 %, ale ve v\u011bt\u0161in\u011b p\u0159\u00edpad\u016f bylo t\u0159eba m\u00edt \u010d\u00e1st pen\u011bz na nemovitost z vlastn\u00edch zdroj\u016f. Hypot\u00e9ky na cel\u00fdch 100% ceny nemovitosti ji\u017e t\u00e9m\u011b\u0159 vymizeli. B\u011bhem posledn\u00edho roku a p\u016fl zv\u00fd\u0161ila \u010cNB z\u00e1kladn\u00ed \u00farokovou sazbu z technick\u00e9 nuly na 1,25%.T\u00edm se zv\u00fd\u0161ila \u00farokov\u00e1 sazba hypot\u00e9k a malinko se zmen\u0161il po\u010det uchaze\u010d\u016f o \u00fav\u011br, kte\u0159\u00ed neusp\u011bli. St\u00e1le v\u0161ak na vlastn\u00ed bydlen\u00ed dos\u00e1hlo velk\u00e9 mno\u017estv\u00ed \u017eadatel\u016f.Od 1.\u0159\u00edjna 2018 op\u011bt zvy\u0161uje \u010cNB z\u00e1kladn\u00ed \u00farokovou sazbu a z\u00e1rove\u0148 zp\u0159\u00eds\u0148uje podm\u00ednky pro poskytov\u00e1n\u00ed hypote\u010dn\u00edch \u00fav\u011br\u016f. \u017dadatel bude muset splnit dv\u011b nov\u00e9 podm\u00ednky. T\u00edmto opat\u0159en\u00edm by se z\u00e1rove\u0148 m\u011bla pos\u00edlit koruna, kter\u00e1 je dlouhodob\u011b relativn\u011b slab\u00e1 a je tak ne\u017e\u00e1douc\u00edm proinfla\u010dn\u00edm \u010dinitelem.Na vlastn\u00ed bydlen\u00ed podle nov\u00fdch m\u011b\u0159\u00edtek nedos\u00e1hnou lid\u00e9 hlavn\u011b v Praze, Brn\u011b a velk\u00fdch m\u011bstech, kde jsou ceny nemovitost\u00ed vysoce nadhodnocen\u00e9. V ostatn\u00edch lokalit\u00e1ch by \u00fabytek \u00fasp\u011b\u0161n\u00fdch \u017eadatel\u016f o hypote\u010dn\u00ed \u00fav\u011br m\u011bl b\u00fdt minim\u00e1ln\u00ed.&nbsp;Na to, jak moc se zm\u011bny projev\u00ed v re\u00e1lu, nejsou odborn\u00edci schopni jednozna\u010dn\u011b odpov\u011bd\u011bt. Skute\u010dn\u00e9 d\u016fsledky se pr\u00fd projev\u00ed a\u017e po n\u011bkolika m\u011bs\u00edc\u00edch od zaveden\u00ed nov\u00fdch pravidel.&nbsp;Nejv\u00edce se samoz\u0159ejm\u011b bou\u0159\u00ed realitn\u00ed makl\u00e9\u0159i, kter\u00fdm to zkomplikuje prodej nemovitost\u00ed.
